What's good

  • Affordable compared to Palm Beach or Broward — your dollar goes further
  • No state income tax (it's Florida)
  • New construction everywhere — modern homes at reasonable prices
  • Low crime in most neighborhoods
  • Close to beaches (15-25 min to the coast)
  • Mets spring training at Clover Park
  • Growing restaurant and bar scene
  • Family-friendly with good parks and rec programs

What's not

  • Sprawl — everything requires a car, zero public transit
  • Can feel suburban and repetitive — strip malls on every corner
  • Hurricane risk (you'll get used to it, but prep is essential)
  • Summer humidity is brutal — May through October
  • Limited nightlife compared to Palm Beach or Miami
  • Some areas still feel underdeveloped
  • Flooding in certain neighborhoods during heavy rain
  • Not walkable — you're driving everywhere
