St. Lucie West
The established favorite
The OG 'nice area' of PSL. Home to PGA Village, great restaurants on St. Lucie West Blvd, and mature landscaping you won't find in new builds.
Torino
Big lots, quiet streets
Northwest PSL built around Torino Parkway. Larger-than-average lots, nicely landscaped. Mix of gated communities, golf communities, 55+ spots, and non-HOA homes.
Valencia / Riverland
55+55+ resort living
GL Homes' massive 55+ community near Tradition. Over 4,000 acres with golf cart paths, clubhouses, pools, and every amenity imaginable. Multiple villages within.
Sandpiper Bay
WaterfrontOld Florida on the river
East side along the St. Lucie River. Developed in the 80s — big lots, lush tropical landscaping, no cookie-cutter houses. Home of the Botanical Gardens. Mostly non-HOA.
Southbend / Lakes
Canal life, affordable waterfront
South PSL near the C-24 Canal and Turnpike entrance. Mix of budget-friendly and high-end waterfront. The real draw is water access without paying riverfront prices.
Port St. Lucie East / US-1 Corridor
Budget FriendlyThe affordable side
East of I-95 along US-1. Older homes on bigger lots. More affordable but closer to Fort Pierce and the coast. Real neighborhood feel, less suburban sprawl.
West PSL / Turnpike Corridor
New ConstructionBrand new everything
West of the Turnpike — the newest frontier. Brand new developments popping up everywhere. Modern homes, community pools, but less established infrastructure and dining.

- ✗Hurricane risk (you'll get used to it, but prep is essential)
- ✗Summer humidity is brutal — May through October
- ✗Limited nightlife compared to Palm Beach or Miami
- ✗Some areas still feel underdeveloped
- ✗Flooding in certain neighborhoods during heavy rain
- ✗Not walkable — you're driving everywhere
